A city of very different houses
Fort Lauderdale’s neighborhoods were built over a long stretch of time, and you can read that history in their electrical systems. Sailboat Bend, along the New River, is one of the city’s historic districts. Colee Hammock, Tarpon River and Rio Vista have older homes on mature, tree lined streets, many of them close to the water. Victoria Park mixes older cottages with modern townhomes and full rebuilds. Coral Ridge and Imperial Point are mostly midcentury single family homes. The Las Olas Isles are finger islands lined with waterfront homes and docks.
Older and midcentury homes
In historic and midcentury houses, the panel and the service are usually the first questions. Original panels, small services and obsolete brands like Federal Pacific or Zinsco show up regularly, along with ungrounded two prong circuits and kitchens wired for a different era. When owners renovate, a panel upgrade makes room for the new circuits, and recessed lighting replaces the single ceiling fixture that many of these homes were built with. Our recessed lighting layout guide is a good place to start planning.
New construction and rebuilds
Across the city, older houses are being replaced with modern homes and townhomes. These generally have current wiring and adequate service, so the calls are different: a Level 2 EV charger in the garage, lighting changes, and the added outlets and fixtures the builder skipped. If you live in a townhome or condo, your association may have rules about where equipment can go and when contractors can work.
On the water
On the Las Olas Isles, in Rio Vista and along the New River, salt air and humidity work on everything outside. Exterior receptacles corrode, fixtures fail, and meter cans and outdoor panels rust from the inside. For waterfront outdoor lighting, we choose fixtures and fittings made for wet, coastal conditions, and we protect outdoor outlets with weather resistant GFCI devices and in-use covers.
Hurricane season
Hurricane season runs June 1 to November 30. Low lying and waterfront areas are the most exposed to storm surge and flooding. If water reached your panel, outlets or outdoor equipment, do not turn those circuits back on until a licensed electrician has checked them. Stay away from downed lines and report them to FPL.
